New sites offer layout optimization, custom utility design, and zoning aligned with modern environmental standards. But they come at a premium—often 25–40% more expensive than brownfield alternatives.
Brownfield: Lower Cost, But With Constraints
Upgrading an existing plant reduces land, permitting, and labor ramp-up costs. But physical limitations, legacy utilities, and downtime risk during construction can reduce ROI and increase execution complexity.
Evaluate Access to Labor and Infrastructure
Greenfield projects may qualify for tax incentives in industrial parks—but may also lack skilled labor. Brownfield expansions often benefit from existing workforce, power, water, and freight connections.
Environmental and ESG Considerations
New builds can incorporate solar, water recapture, and low-emission design from Day 1. Brownfield sites may require remediation or additional reporting. ESG-focused stakeholders may prefer greenfield transparency.
Time-to-Impact and Customer Disruption
Brownfield upgrades can take 6–18 months depending on scope, but risk disrupting current operations. Greenfield plants often take longer (18–36 months) but allow existing operations to continue uninterrupted.
