It was never going to work—but no one wanted to say it out loud.
Timelines in RFPs are often based on ideal conditions: perfect weather, 100% approval rates, no freight delays. But for PMs, the reality is messier—and when suppliers agree to unrealistic timelines just to win the bid, they quietly signal unreliability.
What PMs actually think:
“They knew this wasn’t install-ready in 4 weeks.”
“Why didn’t they flag the 7-day cure window conflict?”
“If they can’t tell the truth in precon, what else are they hiding?”
Distributors who differentiate on trust—not just timeline—are:
Calling out misaligned scope and sequence in bid phase
Offering delivery phasing or prefab bundles to reduce install friction
Building float and contingency into their quotes, with rationale
PMs don’t punish you for realistic feedback. They reward you for sounding the alarm before it’s their schedule on the line.
